What is a Notary Signing Agent? In American law, a signing agent or courtesy signer is an agent whose function is to obtain a formal signature of an appearer to a document. In common parlance, most jurisdictions require the appearer to sign before a notary public. From this, the practice of a notary public designating themselves as a signing agent has arisen. There are notaries public who specialize in the notarization of real estate transfer and loan document signings. Signing agents often have certification and training through private organizations, but is not a requirement in law, although it may be a requirement of the lender in the oversight of real estate transaction document signatures.
What is the difference between a mobile Notary and a Notary Signing Agent? The main difference between a mobile Notary and a Notary Signing Agent is the focus of their work. While Notaries encounter a wide variety of documents, Signing Agents specifically handle home loan documents. Mobile Notaries and Notary Signing Agents are both required to have a traditional Notary commission, but NSAs must also pass a background check and an exam every year. Some states have specific restrictions related to real property documents and may require additional professional licenses.

Services as a Signing Agent

My responsibilities as a Notary Signing Agent generally include printing loan documents, meeting the signer(s), notarizing their signature, and quickly returning the documents for processing. I’m also responsible for following any additional instructions from the lender, title company or signing services that hire me for loan closing work. I fax back documents right away or use a designated mailing service to return the paperwork safely and timely.

Mortgage Field Inspector

I am a certified Mortgage Field Inspector. As a field inspector I personally verify information and create reports about residential and commercial properties for banks, mortgage lenders and insurance companies. I gather information and perform property value appraisal of residential and commercial properties. As a field inspector, my responsibilities are to visually inspect a property, take photographs, collect data, and compile a report with a property value estimate based on your findings
